Cadastral services - a set of services involving the collection and systematization in documentary form of data on a real estate object. The information is then transferred to the relevant registration authorities. Simply put, these are works that give a land plot or other real estate the status of an object of law. The service is required for the registration of property ownership rights, sale of a plot, for obtaining authorization documentation for construction and even laying communications.
Why are cadastral works necessary?
The state property cadastre should contain the most up-to-date data on the real estate objects, in order to avoid problems in purchase and sale transactions and other legal actions with real estate objects.
Registration. A mandatory procedure for any real estate. Without a certificate of state registration legal transactions with the object are impossible.
Change of information about the object. Amendments to the cadastral register are made when changing the legal and other characteristics of the object. For example, when it is transferred into the ownership of another person, redevelopment, boundary changes and other parameters.
Deregistration. The procedure is required when the object is destroyed (for example, if the house was destroyed by a natural disaster or the owner himself demolished it).
Cadastral services include surveying - geodetic work on the ground with the use of GPS-equipment with further documentation of the obtained data. In short, the engineer comes to the site, determines its boundaries with the help of specialized equipment and draws up an act of boundary coordination, which is signed by the owner and neighbors (if any).
Surveying is carried out in the case of land redistribution (division, unification), clarification of boundaries, registration of property rights. Often there are cases when the legal boundaries entered in the register by neighbors do not correspond to the actual ones. The procedure allows to resolve such disputes in the legal field.
What is a cadastral engineer obliged to do?
Prepare and deliver to the customer a boundary plan in paper and electronic form. The document consists of graphic and text parts, and indicates the location of the boundaries of the site, information about it for entry in the register of immovable property of the RM, the act of coordination of boundaries.
Prepare and deliver to the customer a technical plan if there is a capital construction object on the plot. The document contains graphical and textual information about the building: description of location, information on measurements and calculations, main characteristics of the object. A technical plan is prepared both for finished buildings and for unfinished objects. The graphic part of the document contains a scheme of geodetic constructions, location of the building, floor plan.
Provide a survey act in case of loss or destruction of the real estate object. In fact, this is a document confirming the fact that the building has ceased to exist, for example, after a fire, flood, demolition on the initiative of the owner.
How to get cadastral services?
Contracting. Engineers work on the basis of a public contract. After its execution, an estimated budget and deadlines for the execution of works are planned.
Payment. The cost of works is calculated on the basis of the budget and depends on the type of procedure, area, tariffs of the company.
Execution of works. The hired representative collects and systematizes documents and based on them performs the required procedures: conducts surveying, coordination of boundaries, other works.
How to save on cadastral works?
There are several options for saving money. If you need an engineer to clarify the boundaries of the site, cooperate with neighbors. This method is especially effective if you have a common boundary. When you apply collectively, the cost of work is usually lower because transportation and other costs are reduced.
If you are surveying a plot with an already built house or unfinished construction, register the land and the house at the same time. Most of the time, the house already has a cadastral number, but its boundaries are not defined. The engineer is able to draw up both a boundary and technical plan at the same time, and often with a substantial discount.
In addition, you can take advantage of the seasonal factor. In winter, few people want to deal with surveying and other formalities, so at this time, companies and individual representatives make promotions.
